Conveyancing is the legal process of transferring ownership of a property from one individual to another – this must be done by a solicitor. Our experienced legal team have guided hundreds of Scottish property sellers and buyers through the conveyancing process.

Purchases

Found a property and need assistance with where to start? GGMW can assist with:

  • Noting interest and/or negotiating the terms of your offer before a formal offer is submitted
  • Submitting a formal offer on your behalf and thereafter dealing with the various legal formalities leading to conclusion of the missives (the contract)
  • Checking that the title deeds to the property you wish to buy are in order and raising any queries with the seller
  • Drafting your title deed
  • Receiving your mortgage offer, drafting and/or preparing the mortgage documentation you will require to sign and ensuring the mortgage funds will be released in time for settlement
  • Ensuring payment of any Land & Buildings Transaction Tax
  • Settling the transaction

Once an acceptable offer is received our solicitors will guide you through the legal process and will assist with:

  • Negotiating the price and entry date
  • Concluding the missives (the contract) for your sale
  • Checking that your title deeds are in order
  • Ordering the various searches for your property
  • Arranging to repay your mortgage on sale and having the Security removed from the title
  • Settling the transaction
